Telsec at Eau Claire land use redesignation is for the former 1.0-acre YMCA site, located in the neighbourhood of Eau Claire in Greater Downtown, Calgary. The Gray Family YMCA is closed in February 2021 due to challenges associated with its financial viability.
Telsec purchased the site following its closure with the intent to reuse the property in the interim and an ultimate redevelopment of up to 30 storeys including a single tower on a mixed-use podium.
The direct control land use which allowed for both the interim and ultimate redevelopment required a very careful consideration of the context which included the existing adjacent high and medium density residential, Eau Claire Plaza amenity under construction and the future green line station within 200 metres.
The process required involved discussions with the City administration with respect to shadow studies, activation of the Eau Claire Plaza and the visual impact of the tower. PlanningPlus in collaboration with Situated worked closely with Telsec and the engagement consultants to engage the Community association and the adjacent residents.
Council gave approval to the Land Use and accompanying Area Redevelopment Plan amendments in June 2023.
