Fish Creek Exchange is a significant mixed-use project which is redeveloping the Transit Station Planning Area on the former Shawnee Slopes Golf Course in southwest Calgary. At build-out, the development will consist of 1,015 units and 32,000 sq.ft. of commercial on four sites. Since the land use approval in 2012, NORR has successfully worked on obtaining Development & Building Permits for the NE and SW sites. The construction for the NE site is complete and the buildings are mostly occupied.
For the SE and NW sites, Graywood was challenged with rapidly changing market conditions and required strategic and tactical market insights and recommendations. In 2019, Graywood retained Situated to conduct a market assessment of existing and proposed competitive product and make recommendations to advance absorptions. PlanningPlus in collaboration with Situated worked with NORR to align the development permit package and land use for the SE site to a revised mixed-use format, alternative multi-family housing forms for seniors and purpose-built rental, with a creative servicing strategy. The Land Use amendment for the SE site was approved in June 2020. The resulting plan attracted greater capital investment interest for Graywood and transactions of parcels for the SE site are underway.
