Danube, West Rangeview represents transitioning area from low density residential neighbourhoods in the community of Rangeview to mixed-use Seton Urban District which includes South Health Campus, retail amenities, recreation and institutional facilities and 2 future Green Line stations.
The Danube plan responds to the existing / approved context through a strong Transit Station Planning Area along 52 Street, interconnected grid layout and direct routes to the future Green Line stations in Seton and an expansive Storm Park, which integrates green infrastructure solutions.
Development of the Danube lands will utilize existing and approved, public and private investments in the area, resulting in asset creation and a high return on investment. The growth management overlay on the lands was removed in July 2018, based on a strong business case for the Rangeview area.
PlanningPlus in collaboration with Situated were responsible for overseeing the design and approval, of the Outline Plan and Land Use Redesignation in 2023. The project has since been acquired by Rohit Communities and construction is well underway for the new community of Heartwood.
